









Ciao! We’re Katia and Federico and we’re excited to welcome you to the medieval village of Sarteano, in the heart of Tuscany. Just one hour from Siena and an hour and a half from Florence, our home offers a cozy corner all for you — a place to feel free while still having the warmth and local knowledge of hosts who truly live here.
In 2024, after a year of renovation, our dream came true: opening our home to guests from all over the world. Maya Suite & Garden has been designed with care for those seeking a simple, authentic and welcoming stay, where you can feel at home from the moment you arrive.
On the ground floor, you’ll find a 40 m² suite with a private entrance and garden — perfect for breakfast outside, relaxing or enjoying a quiet evening. You have the freedom to enjoy your stay your way, knowing we’re always close by for tips, a friendly chat or recommendations on what to see, taste, or do.

Panicale (30 minutes), one of Italy’s most beautiful villages on Lake Trasimeno
The Chiusi–Chianciano Terme motorway exit, just 10 minutes away, for visits to Siena, Orvieto, Civita di Bagnoregio, Cortona, Arezzo, Firenze
Imagine waking up in a quiet corner of the village of Sarteano, as the sunlight filters through the window, gently warming the start of your day.
Breakfast outdoors, in the milder seasons accompanied by the delicate scent of our jasmine. Then off you go, wandering through the village shops to gather everything that will make your evening special: Tuscan bread and freshly baked Cantucci from our trusted baker, Aglione sauce from the Valdichiana and fresh Pici from the small local pasta shop — all ready to be enjoyed when you return.
Then it’s time to set out and discover the famous villages you’ve heard so much about, stopping at wineries for a glass of Vino Nobile or Brunello, enjoying a lunch of traditional Ribollita or Pappa al pomodoro and perhaps taking a rejuvenating break in the thermal waters of Bagni San Filippo.
As evening falls, you return to a welcoming retreat — a small Tuscan nest all your own — where you can unwind, slow down and truly feel at home.
We are fortunate to welcome you to a small village of just over four thousand residents, a place that still preserves its authenticity, where life moves at a gentler pace and things still carry the taste of what is real.

“The accommodation is truly impeccable—nothing is missing. Katia welcomed us warmly; a breakfast kit is provided, and there is also coffee, oil (delicious, made by her dad), and everything you could possibly need.
The area is quiet and peaceful, and even when it was very hot, the house stayed cool; although air conditioning is available, we never needed to use it.
We had a wonderful stay and I highly recommend Katia and Fede’s accommodation to everyone.
